Hodnet Housing Development – Planning Application

Details of the planning application for the Hodnet Housing development are now available on Shropshire Council’s Online Planning Register here. The Application No. is 12/01818/FUL and members of the public have until July 4 to comment on the plans as part of the consultation over the development. (Comments should be addressed to the Planning Department at Shropshire Council.)

N.B. The Parish Council have now arranged a public meeting to discuss the planning application. This will be held on Friday, July 13th at the Lyon Hall. Please see here for details of the meeting.

The application has been made by Leverhulme Hesketh Trust and northshropshirechronicle.com quotes Neil Culkin for Strutt and Parker who organised the March consultation event as saying:

The people behind the plans are a consortium of three land owners, working as one.

The Application Form submitted to the Council lists the applicants as: Leverhulme Hesketh Trust, Charlton Developments Ltd., Charlton Developments (Self Administered) Pension Plan, Mrs MJ Clowes, Mrs SE Wood, Mrs JA Phillips, AEH Heber-Percy Esq.

The proposals are summarised as:

Mixed residential development comprising 50 dwellings (including affordable), creation of vehicular access (from Station Road) and estate roads; pedestrian/cyclists route; creation of public open space; conversion and extension of outbuildings to garaging for existing properties; to include some demolition of buildings | Abbotsway House Abbots Way Hodnet Market Drayton Shropshire TF9 3NQ

Of particular interest to some local residents will be the result of the Community Consultation carried out earlier this year. Section 5 of the Planning Statement describes the process and list some of the comments received before describing the response to them.

Outcome

Taking on board the comments received, the final layout was amended to include a pond which local residents were particularly supportive of.

To address the concerns raised about road safety, we commissioned a highways consultant to comprehensively consider the affect of the proposals. This assessment confirms that the development will not create traffic congestion nor will it reduce highway safety. The proposed vehicular access presents the best and safest solution, being set at a suitable distance between the junction of Shrewsbury Street, the Fire Station and dwellings along Station Road. The highways design meets all Council standards and has been confirmed as acceptable by the Authority’s Highway Officer in the pre-application meetings held.

In terms of the affordable housing provision; the applicants intention is for such provision to be occupied by local residents and it is envisaged that the process of selection will be determined after the granting of planning permission in agreement with the Local Authority. It is also envisaged that a Management Agreement for the Public Open Space will be agreed at a later date.
